Texas Foreclosures and Foreclosed Homes for Sale

In order to effectively search for foreclosures in Texas, it is important to understand the foreclosure process in this state. Purchasing real estate in the early stages of foreclosure will require a different process than simply purchasing one at auction or from a lender.

The foreclosure process in Texas is a relatively quick one. Many homes which are foreclosed upon are sold at auction within three months, making Texas one of the easiest states to foreclose on a home. In most cases, lenders simply send a notice to homeowners demanding the full mortgage amount. A second letter follows if the amount is not paid within 20 days, notifying the homeowner the property will be put up for auction.

After the second letter is sent, a notice of sale is filed at the county courthouse, 21 days prior to the sale of the home. During this time, it is very possible for interested buyers to approach the current homeowners and offer them money for their house. In fact, some of the best purchase deals arise out of this situation, which is designed to help everyone. The homeowner's credit is preserved, the buyer purchases a home for less than market value, and the current mortgage is paid in full, making the lender happy.

Consulting a qualified Realtor during negotiations with a current homeowner can be very helpful. Often, real estate agents have had previous experience with such high-stress situations, and are very adept at creating an efficient dialogue, which can put everyone at ease and speed up the progress on the sale.
